A Premier to FHS

Fazaia Housing Scheme (aka Fazaia Islamabad) is a premium living area just 20 minutes away from central Islamabad.

The Pakistan Air Force formally launched it in August 1989. There was a long delay in purchasing land, the consolidation process, the possession, and the settlement of claims/disputes.

Likewise, all these processes took almost four years and were officially launched in 1995.

At the outset, the FHS planned an area of 5000 Kanals.

Over time, additional land was added to previously owned land.

The FHS has blocks starting from blocks A, B, C, D, E, F, and G.

Here are historical trends for 10 Marla residential plots:

  • May 2019: Prices started at PKR 51.56 Lakh, hinting they might go up.
  • 2019-2020: By Jan 2020, prices shot up to PKR 60.46 Lakh, a big 48% jump.
  • 2020-2021: Prices kept rising, hitting PKR 74.92 Lakh by Jan 2021, a 19% increase.
  • 2021-2022: The trend continued, reaching PKR 87.14 Lakh by Jan 2022, up by 3%.
  • 2022-2023: In Aug 2023, prices stayed steady at PKR 87.14 Lakh, showing growth.
  • Jan 2024: Prices peaked at PKR 89.48 Lakh, a whopping 76% increase since May 2019.

However, the current price range of the 10 Marla plot is 85 Lacs to 130 Lacs, depending on the plot location.

Below are the historical price trends of the one-Kanal plot (residential):

  • May 2019: The story begins with prices at PKR 89.73 Lakh, hinting at potential growth.
  • 2019-2020: By Jan 2020, prices surged to PKR 1.30 Crore, marking an impressive 45% increase.
  • 2020-2021: The upward trajectory continued, with prices reaching PKR 1.54 Crore by Jan 2021, showcasing a notable 19% increase.
  • 2021-2022: The momentum persisted, and by Jan 2022, prices had climbed to PKR 1.83 Crore, reflecting a modest yet steady 16% increase.
  • 2022-2023: In Aug 2023, prices rose to PKR 2.08 Crore, a 14% increase in six months, indicating sustained growth.
  • Jan 2024: The journey included prices reaching PKR 2.25 Crore, marking an impressive 58% increase since May 2019.

However, the current price range of a 1-kanal (60’X90′) is between PKR 160 Lacs and 230 Lacs.

The FTS housing project is located at the extended limits of Islamabad Capital Territory (ICT) in front of the Tarnol Interchange (exit) at the Islamabad – Peshawar Motorway (M1).


It is close to New Islamabad International Airport and has a long front of around four kilometres on the Tarnol-Fateh Jang GT road.

Development Works Status

Initially, Fazaia Housing Islamabad road works to the sub-base level, and the water supply distribution network, Sui gas network, electric network, and drainage are completed.
