Fazaia Housing Scheme, also called Fazaia Islamabad, is a premium residential area.
It is about 20 minutes away from central Islamabad. Moreover, the Pakistan Air Force launched it in August 1989. However, there were delays in buying land, consolidating it, and resolving claims and disputes.
As a result, these processes took almost four years. The project was officially launched in 1995.
Initially, the FHS covered an area of 5,000 kanals. Later, more land was added to expand the project. Today, the FHS includes blocks named A, B, C, D, E, F, and G.

- May 2019: Prices started at PKR 51.56 Lakh, hinting that they might increase.
- 2019-2020: By January 2020, prices had risen to PKR 60.46 Lakh, a significant 48% increase.
- 2020-2021: Prices continued to rise, reaching PKR 74.92 Lakh by January 2021, a 19% increase.
- 2021-2022: The trend continued, reaching PKR 87.14 Lakh by January 2022, an increase of 3%.
- 2022-2023: In August 2023, prices remained steady at PKR 87.14 Lakh, indicating growth.
- Jan 2024: Prices peaked at PKR 89.48 Lakh, a whopping 76% increase since May 2019.
However, the current price range of the 10 Marla plot is 85 Lacs to 130 Lacs, depending on the plot location.
Below are the historical price trends of the one-Kanal plot (residential):
- May 2019: The story begins with prices at PKR 89.73 Lakh, hinting at potential growth.
- 2019-2020: By January 2020, prices surged to PKR 1.30 Crore, marking an impressive 45% increase.
- 2020-2021: The upward trajectory continued, with prices reaching PKR 1.54 Crore by January 2021, showcasing a notable 19% increase.
- 2021-2022: The momentum persisted, and by January 2022, prices had climbed to PKR 1.83 Crore, reflecting a modest yet steady 16% increase.
- 2022-2023: In Aug 2023, prices rose to PKR 2.08 Crore, a 14% increase in six months, indicating sustained growth.
- Jan 2024: The journey included prices reaching PKR 2.25 Crore, marking an impressive 58% increase since May 2019.
However, the current price range of a 1-kanal (60’X90′) is between PKR 160 Lacs and 230 Lacs.

Location
The FTS housing project is at the edge of the Islamabad Capital Territory (ICT).
It is in front of the Tarnol Interchange on the Islamabad–Peshawar Motorway (M1). It is close to the New Islamabad International Airport. The project has a four-kilometre frontage on the Tarnol-Fateh Jang GT road. A new project on the CPEC route, the Haqla-DI Khan Motorway, is coming soon.

Development Works Status
Initially, Fazaia Housing Islamabad’s road works extend to the sub-base level, and the water supply distribution network, Sui gas network, electrical network, and drainage system have been completed.
The construction of overhead water tanks and boundary walls is in progress.
Over three plazas and 150 houses are ready in FH, and more than 50 homes and four plazas are under construction or in the process of being built.
