The management of AGG moved their head office to the site office on 29-04-2024. The facilitation centre for allottees is in the Basement of Raja Haq Nawaz Plaza, G-11 Markaz.

Finally, property taxes were imposed by the government of Pakistan on the AGG housing project.

From 21-06-2021, AGG started to collect on behalf of FBR. Taxes imposed by the Government of Pakistan are:

  • Advance Tax 236-C (Seller)
  • Advance Tax 236-K (Buyer)

Each size may have a different schedule of payment so before the transfer of the plot. Contact the AGG office for the exact amount to be paid on account of the taxes.

Closing cost involves only transfer fees and agent commissions (if any).

A transfer fee is the amount of money one has to pay for the transfer of the commercial plot at AGG by the buyer:

The transferor (seller) and Transferee (buyer) must be present in the AGG office before the Transfer Officer for the plot transfer.

What does a buyer do in case a buyer is not in a position to be present at the time of transfer?

If a buyer can not visit AGG at the time of transfer, then a buyer can nominate a person on his/her behalf through an Authority Letter.

Likewise, what to do if a seller is not in a position to come to AGG Head Office for the transfer of a plot?

Here’s the deal.

The seller makes an attorney in which he nominates a person having a CNIC holder on his/her behalf who then acts as the seller’s representative and makes a transaction.

Sellers are required to submit the following documents:

  • Affidavit from seller
  • Allocation Letter/Allotment Letter
  • A copy of a valid CNIC
  • 2 witnesses

Buyers are required to submit the following documents:

  • Undertaking from Purchaser
  • A copy of a valid CNIC
  • Registration Form (Issued against an Allocation Letter from AGG Office)

Development Updates

Below is the breakup of development works progressing blockwise in Airpot Green Garden society:

Block A

Block A of Green Garden Society is right opposite Block D of TopCity. Many allottees of residential plots in Block A have started building their housing.
For this purpose, of WAPDA interim connection, AGG provides electricity by installing a sub-meter at the premises. On top of that, they also arrange water for construction.
Some area of block A is non-possession meaning you don’t allow for the time to do construction work.

Block B

In Block B, approximately 80 residential villas are in full swing under development. The roads are carpeted.
Security staff is inducted on site and street lights are on at night for security surveillance.

Block C

Currently, the development works are in progress in the Block of AGG. The levelling and dressing are on the way.

Recently,

The Airport Garden Housing Scheme Islamabad management has decided to make the development standards high and has planned exclusive projects of Villas and state-of-the-art commercial buildings.

Possession Process

AGG giving away possession in most of the parts of the scheme so that interested allottees start building houses.

To get the possession letter, deposit the possession fee in the company account. And, apply the name of “Directors AGG”.

With that said, make an undertaking (from the allottee) and submit it along with the application for issuance of NOC and possession letter.

Electricity

The demand notice issued for AGG electrification from WAPDA was deposited.

The WAPDA established an interim connection to illuminate street lights and tube wells.

Further, underground electrification is done in most of the parts of Block A.

Sui Gas

The management has paid the amount SNGPL as per the demand notice.

Civil works:

The earth digging started last month as we lay down Sui-Gas pipelines.

Furthermore, in Block A a large no of houses are in the construction phase.

Likewise, in block B around 80 villas are under construction.

Road Networks

They have designed a 30-foot wide carpeted road, while the main roads stretch up to 150 feet.

Due to COVID-19, according to the GOP directions remained stopped, causing a few months of delay.

But now, the development is resuming and progressing at its full pace.
